Leasing Conditions

*No smoking (tobacco, marijuana, vaping, etc.)
*No cultivating of marijuana
*Lease of 12 months or more
*All prospective lessee's must read and accept the bylaws associated to the dwelling.
*No subleasing, no subleasing of rooms, no lease transfers or AirBNB allowed
*No Pets
*The Lessee must give proof of insurance for personal effects and civil liability - Minimum 2 million dollar liability.
*Lessee must provide credit check, proof of income, letter of reference(s)- all to the complete satisfaction of THE LESSOR. Any failure to do so will result in the promise to lease being completely null and void.
*If the tenant would like to make any modifications or changes to the apartment including alterations, installations or repairs they should obtain written consent from the landlord
*Proof of Hydro QC account required upon lease signature showcasing they will be responsible for the payments.
*The apartment should be returned in the same condition it was received in. THE LESSEE is responsible for any damages other than wear and tear. An inspection / walkthrough will be performed with all parties present at both the move-in and move-out dates.
